Governor Lombardo, Ryder Homes Break Ground on Wilson Landing in Fernley

New housing development advances Nevada’s efforts to expand attainable homeownership for working families 

FERNLEY, Nev. – Governor Joe Lombardo joined Ryder Homes, local elected officials and community leaders today to break ground on Wilson Landing, a new housing development in Fernley that will expand homeownership opportunities for Nevada’s growing workforce and families.  

Wilson Landing is among Northern Nevada’s first housing developments to move forward with support from the Nevada Attainable Housing Account (NAHA), established through Assembly Bill 540, the Nevada Housing Access and Attainability Act. The Nevada Housing Division approved a $5 million low-interest loan through NAHA to support Wilson Landing. The loan will be repaid, allowing those dollars to be reinvested in future housing projects and help build even more homes for Nevada families. Wilson Landing is planned to include 37 for-sale homes ranging from 1,300 to 1,700 square feet and serving qualified households earning up to 150 percent of area median income.  

“Wilson Landing represents exactly what we hoped to accomplish by creating new tools to expand attainable housing across Nevada,” said Governor Joe Lombardo. “By working with homebuilders and communities like Fernley, we can increase housing supply, create more opportunities for homeownership and help Nevada families put down roots in the communities where they live and work.”  

Steve Thomsen, vice-president of Nevada operations said Wilson Landing reflects Ryder Homes’ continued commitment to building communities that respond to the housing needs of Northern Nevada.  

“We are proud to break ground on Wilson Landing and to be part of an innovative effort to make homeownership more attainable for Nevada families,” said Thomsen. “Fernley continues to grow, and that growth creates a real need for quality housing that working families can afford. Wilson Landing is an important investment in this community and its future.”  

The Nevada Attainable Housing Account was established during the 2025 Nevada Legislative Session through AB 540. The legislation appropriated $133 million to support affordable and attainable housing opportunities for low- and moderate-income households through development, homeownership and local government programs.   

In February, Governor Lombardo announced approval of more than $64 million for housing across Nevada through the program. Those awards are expected to support 358 for-sale homes and 1,208 multifamily rental units statewide, in addition to homeownership assistance and local government matching funds. 

The legislation also specifically expanded housing eligibility to include essential workers earning up to 150 percent of area median income, helping address the housing needs of working Nevadans who may earn too much to qualify for traditional affordable housing programs but still struggle with the cost of homeownership.   

“Breaking ground on Wilson Landing is an exciting step forward in putting Nevada’s investment in attainable housing to work,” said Steve Aichroth, administrator of the Nevada Housing Division. “By partnering with builders like Ryder Homes, we can help bring more homes to market and create attainable pathways to homeownership for Nevada’s working families. This is exactly the kind of public-private partnership envisioned through the Nevada Attainable Housing Account.”  

Thursday’s groundbreaking marks a milestone for both Wilson Landing and the implementation of Nevada’s new statewide approach to housing. The development will add new for-sale housing inventory in Fernley while demonstrating how public and private investment can work together to expand housing opportunities in Nevada’s growing communities.
